New construction adds tax revenue

New construction will provide additional property tax revenue this year, according to 2026 certified estimated taxable values released by Collin Central Appraisal District (CCAD). 

“Collin County is still growing at a rapid pace as evidenced by the increase in new construction in most areas,” said Brian Swanson, deputy chief appraiser-business operations and compliance. “However, the year-over-year existing home values have decreased slightly. This will still result in a slightly upward trend for the taxing entities when we certify the values.”

The district mailed appraisal notices to property owners on April 15 and owners have until Friday, May 15 to file an appeal. Business personal property mailings are scheduled for mid-May. Certified values will be sent to taxing entities by the statutory date of July 25. 

CCAD estimated Collin County property values increased by 1.28% to $272.8 billion, with $7.9 billion in new property added to tax rolls as of April 24, 2026.

The average market value of a Collin County home in 2026 is $592,948 compared with $599,487 in 2025, CCAD estimated.

In the city of Murphy, CCAD data shows a 2.18% increase in total estimated taxable value, from $3.96 billion to $4.05 billion with $33.9 million in new construction. 

The 2026 estimated average market value of a home in Murphy is $620,390. Last year’s figures showed the value of a home at $609,774.

Murphy residents pay property taxes to the city, county, Wylie or Plano Independent School District and Collin College.

Wylie Independent School District had a 1.63% decrease in taxable value to $10.8 billion. Of the increase, $180.7 million was in new construction. The average value of a home within WISD is $473,527, compared with $483,634 in 2025.

Plano ISD showed a 0.50% increase from $74.8 billion to $75.2 billion with $665.1 million in new construction. The estimated average value of a home in the PISD is $618,442, compared with $611,927 in 2025.

The numbers for Collin College show a 1.59% increase to $246.7 billion, with $7.8 billion of new property added to the tax rolls.

In nearby Parker, the reported property taxable value was $2.3 billion, an 8.45% increase with $67.5 million of new property. The estimated average value of a home in Parker in 2026 is $1,196,195, compared with $1,127,255 last year.

Estimated values in Lucas increased by 5.17% to $2.9 billion with $78.6 million in new construction. The estimated average market value of a home in Lucas increased from $1,141,859 to $1,187,397.

Lovejoy ISD saw a 2.19% increase to $4.8 billion, with $102.9 million added to the tax rolls. The estimated average market value of a home in the Lovejoy ISD is $1,095,074 compared with $1,077,079 in 2025.

Property owners have until Friday, May 15, to file a tax protest. 

Residents can file online at efileprotest.collincad.org, by mail or by dropping off their form at the CCAD customer service counter, 250 Eldorado Parkway, McKinney, 75069.
